Works on Beogradjanka building starting: Investment worth €8 million, 60% of space already rented

The Marera Properties company will modernize the iconic building by the end of 2021 and create additional value for the city center

Marera Properties has started reconstruction works on the Belgrade Palace, a building famously known as Beogradjanka. The works to adapt it will include an investment of over 8 million euros.

The planned works include the space from the 5th to the 23rd floors of the building, which the company recently bought from the City of Belgrade in a public bidding procedure. The reconstruction will take place in phases, while the completion of works is planned for the very end of 2021, when Beogradjanka will offer the domestic market the possibility of renting top quality office space, in accordance with global standards and current trends.

The entire process of adaptation is organized so that all events take place smoothly in the surroundings, including the unimpeded functioning of traffic.

"We are conducting the entire project of the reconstruction of the Beogradjanka building with our fellow citizens' interests in mind. We are proud of the architectural design that will emphasize the universality and timelessness of the old solution by architect Branko Pesic, through modern processing, the highest quality materials and a new energy of the spatial concept. Within the project, so-called green oases will be placed on the terraces on the 5th and 6th floors, which is an innovation in the domestic commercial real estate market. I would like to point out that there is a lot of interest in the market for office space in this project, both among existing and new, potential renters. In this phase of works, over 60 percent of the space has already been rented out," said Milana Sreckov, Marera Properties director.

In addition to the already mentioned green zones, which are conceived as parks, works will also include replacement of glass surfaces on the facade, as well as a complete reconstruction of the main entrance to the building. In addition to the usual works, the plan is to modernize elevators, replace all installations and improve natural ventilation so that the space has adequate "lungs" for the work environmnet, even in emergency epidemiological situations such as the current one.

The plan is to introduce smart building management system that will, along with other improvements and advanced technologies, improve the overall energy efficiency of the building. Within Beogradjanka, Marera Properties will create a completely new space, with a modern and functional design.
